La Petite Châtaigne is situated in open countryside approximately 2 km from the village Pamproux which has a boulangerie, butchers, small bar, doctors and pharmacy. With all amenities close by it makes this lovely property a perfect place for family, as well as golfing holidays.
Despite being set amongst fields and farms it is conveniently close to towns and villages making it perfectly located for exploring the Poitou Charente region of France.
La Petite Châtaigne has been lovingly restored and offers family friendly holiday accommodation with a perfect layout for families. The accommodation itself offers spacious living areas, this together with the great swimming pool (heated and fenced off for security) and large gardens make it a great choice.
ACCOMMODATION DETAILS
The entrance to the house leads you directly into the dining room, where there is a large, rustic dining table with room to seat ten plus highchairs. There is also a comfortable seating area arranged around a log burning fire where you can enjoy cosy, out of season evenings watching satellite TV (with English channels).
At the rear of the dining room two steps lead down into the modern, fully fitted kitchen which has a dishwasher, washing machine, full sized cooker and hob, microwave and everything you need for a family holiday. The door between the kitchen and dining room can be shut to keep little people out when required.
At the side of the dining room, there are a further small set of steps leading to a large double bedroom with views over the garden, a large ensuite shower room and a separate WC. This may be the perfect set up for families enjoying a holiday in the company of grandparents, as they are self contained here and do not need to worry about the stairs (or the early risers upstairs!).
The door on the other side of the dining room leads to the reading room which has comfortable seating and bookcases full of books and board games.
The TV room is next door and offers even more comfy seating arranged around the TV (with English channels). Guests can choose to watch different channels on the TV in the dining room so no fighting over who watches what!
Stairs from the TV room lead up to a large landing with bedrooms leading off. The upstairs has many exposed oak beams, some of which are low so please do be careful!
The first bedroom is a double with exposed beams and a modern ensuite shower room. There is a small window overlooking the garden so guests can lie in bed and enjoy the view over the fields beyond.
Bedroom two next door has two single beds with matching bedside tables and a velux window with blind above the bed.
Bedroom three is another double room with loads of space for a cot and views over the garden and countryside. There is a huge built in cupboard with lots of room for storing cots or toys as well as clothes. This bedroom has a modern ensuite shower room attached.
Across the hallway is the family bathroom with a bath, perfect for bathing small children.
The final bedroom upstairs has twin beds and views over the pool and countryside. This bedroom is reached via 3 steps and there is a curtain in place of a door so the room may be better suited to older children or adults.
There are small stairs in places - Stairgates are provided for use if needed.
OUTSIDE LEISURE AREA
The swimming pool is fully enclosed for maximum security and at the heart of the outside space. This area can be seen on the drive up to the house, tempting you from the moment you enter the grounds.
The swimming pool measures 10 metres x 5 metres and is HEATED to 5 degrees above ambient air temperature when needed, meaning you can make the most of this feature during the cooler Spring and Autumn weeks.
The pool has Roman steps for safe and easy access and a ledge all the way around the pool at a metre deep. The paved area is perfect for sunbathing on one of the many loungers provided and the views of the fields and countryside beyond make it a really lovely relaxing area.
Free WIFI extends to the pool area, if required.
Directly outside of the farmhouse is a small enclosed shingled area which runs the entire length of the house. This area has a table and chairs set up for enjoying your morning coffee and a child's playhouse so little ones can play happily and safely.
Beyond this area is the main garden which is large and open so ideal for running around, playing ball games and letting off steam.
Play equipment including swings and a slide, a large trampoline with a safety enclosure, table tennis, large outdoors games such as Connect 4 and a Boules pitch.
There are picnic tables set up with parasols and a Weber gas BBQ so outdoors dining is an easy option - Perfect for enjoying a lazy al fresco meal whilst the children play happily nearby!
If you want to explore the beautiful Poitou Charente countryside then there are bicycles on site for your use, or you could make things more exciting by hiring a tandem or trailer for the kids from the local bike hire firm who will deliver to your door.

LOCATION
Petite Chataigne is situated in open countryside but has the luxury of being just 2km from the nearest village, Pamproux, where you will find the local shop, boulangerie, a small bar and an excellent butchers, doctors and a pharmacy.
For a wider choice, St Maixent l'Ecole is only 10 minutes in the car (13km) and offers a wide choice of shops, hypermarkets and restaurants, as well as a bustling market twice a week.
There is a fishing lake at St Germier which is only 5 minutes away from the house - visitors need only turn up and pay to spend the day fishing for trout or carp - you can take it back and cook it on the BBQ for supper?
If you need some beach time to complete your holiday then why not explore one of the many lake beaches in the area? Most offer swimming, boating, canoeing and fishing, as well as restaurants and play areas... you just need to find your favourite.
Verruyes lakeside beach is 30 minutes away. If you prefer the coast, then La Rochelle is just over an hour away and offers the traditional French seaside experience as well as wonderful boutique shops, pavement dining and people watching and the largest aquarium in Europe.
Other lovely beaches also available in just over an hour's drive.
Futuroscope is a futuristic theme park at Poitiers and is a great day out for all the family where interactive adventures will delight and thrill - the children will love it, adults too! - 40 minutes drive.
Puys du Fou - France's premier theme park is a must! Highly recommended. 45 minutes drive.
Poitiers - A city to surprise and seduce you - 40 minutes.
Cognac - home of Brandy - approx 2 hours.
Finally, if you are looking for good food then this area has lots to offer. The owner highly recommends Sunday lunch at a nearby restaurant where 8 courses including wine will set you back €38 per head... You will need book well in advance as the quality of this restaurant means it gets booked up weeks ahead.

Ferry Ports - St Malo 3 hours, Caen 4.5 hours, Calais 6 hours drive. Airports - Poitiers 40 minutes, La Rochelle and Nantes 1 hours drive.

Golf Information
Le Forge Golf Club (27 holes) 20 mins.
Les Forges golf course is about a 20 minute drive away. The 27 hole course is set on 110 ha of unspoilt land and during the Summer holidays, the club organises ‘kids clinics' where children between the ages of 7 and 15 spend the morning learning the basics of golf and two hours in the afternoon taking part in various sports activities.
Course 1 - 18 holes - 7009 yards - Par 72
Course 2 - 9 holes - 3500 yards - Par 36
Fairways are generally large, but the rough can be punishing. The course is split into three 9 hole courses, with varying degrees of difficulty, which makes it suitable for players of all abilities.
The blue course is quite flat making it ideal for high handicappers, the white course has several water hazards and is ideal for mid to low handicappers, and the red course, with its undulating fairways, is a good challenge for low handicappers.
The friendly clubhouse has a welcoming atmosphere and has tennis courts. Facilities include club hire, trolley hire, cart hire, putting green, shop.

Golf clubs in Poitou-Charentes are mainly sited in stunning locations throughout the varied landscape of this beautiful region. They offer a great welcome and also place a great deal of emphasis on the ‘19th hole’ - there is usually a good restaurant or bar at each golf course!
You can hire everything at the golf courses therefore it is not necessary to take your own golf clubs etc

Hire of Bed Linen is included in the price, but you need to bring your own towels. Security deposit of £250, is fully refundable if no damage to property and left in a clean and tidy condition. Arrivals after 4pm and departures by 10am.
